6.1 Basic Requirement.
6.2 District Regulations.
Key:
1 In considering any application for a permit to construct a private sewage disposal system for a permitted use in the Resource Conservation District, the Planning Board shall apply the performance standards set forth in the Subdivision Ordinance for septic systems to be used in soil rated "severe" for septic tank absorption fields.
6.3 Dimensional Requirements:
1 All new building lots created after the effective date of this Ordinance shall be laid out so that at least 40,000 square feet of the land area, including the proposed building site, has a sustained ground slope less than or equal to 15% and soils where the seasonal high water table is more than 15 inches below the surface.
NOTE A: Residential use in the commercial district is generally discouraged, but may be permitted under special circumstances by the Limington Planning Board, if such use is compatible with, and complementary to, commercial activities. If permitted, minimum lot size, road frontage, set back, minimum building height, and maximum lot coverage will be established by the Planning Board on a case-by-case basis. Under no circumstances shall a lot be less than 1.5 acres.
NOTE B: Dimensional standards for commercial/industrial uses in the Commercial district will be established on a case-by-case basis by the Limington Planning Board to achieve full effective use of the district area while assuring public convenience and safety and protecting valuable town resources. Under no circumstances shall a lot be less than 1.5 acres.
NOTE C: New building lots created after the effective date of this Ordinance which are served by an access road (as defined in Section 7.1 below) shall be exempt from the road frontage requirements set forth in the preceding Table, provided that the width of the lot at the building site is equal to or greater than the applicable minimum road frontage requirement.
